地区差异、房地产价格与城乡收入差距——基于中国地市级面板数据的经验研究 被引量:11

Regional Heterogeneity,Real Estate Prices and Income Gap Between Urban and Rural Areas——An Empirical Study Based on Panel Data of Chinese Prefectural-Level Cities

摘要 基于中国2005—2013年地市级非平衡面板数据对房价变动与城乡收入差距间的关系进行实证研究,比较住宅类与非住宅类两种商品房价格影响城乡收入差距时可能存在的差异,并进一步探究这种影响是否在东西部地区表现出区域差异性。研究发现:随着我国城乡收入差距倒U型动态演变特征逐步显现,房价上涨在一定程度上缩小了城乡收入差距;就全国而言,两类房价对城乡收入差距的影响大小存在明显差异,住宅类商品价格上涨对缩小城乡收入差距的作用更大;分地区而言,西部地区住宅类商品房价格变动对城乡收入差距的影响大于东部地区,而东部地区非住宅商品房价格变动对城乡收入差距的影响大于西部地区。 Based on the unbalanced panel data of Chinese prefectural-level cities from year 2005-2013,this paper conducts an empirical study on the relationship between house price and IGUR(income gap of urban and rural areas),compares the difference between the residential and non-residential commercial housing prices in influencing IGUR,and further explores whether this difference in the eastern and western regions showed regional heterogeneity.The result suggests that the rising house prices has narrowed the IGUR while the dynamic evolution curve of urban and rural income gap in China is now of the inverted U type;as far as the whole country is concerned,there are obvious differences in the influence of the two types of housing prices on the IGUR,which means the rise of residential commodity prices is more important to narrow the IGUR;as for different regions,the impact of the change of residential real estate price on the IGUR is greater in western region while that of non-residential commercial housing prices is greater in eastern region.
