摘要
为解决商品房社区公共物品供给的现实困境,达到提高城市社区公共物品供给质量和效率的目的,以商品房社区的居民、物业企业和政府为研究的供给主体,以物业服务为研究对象,分析动态博弈框架下各参与方的关系、行为和收益,构建三者之间城市社区公共物品供给动态博弈模型。结论是城市社区公共物品供给效率低,既有居民自身原因,又有居民和物业企业之间信息不对称、法律法规不健全、政府缺乏监督引导等原因。
The purpose of this paper is to solve the realistic predicament of city community public goods supply, and improve the quality and efficiency of city community public goods supply. This paper regards the main supply including the commercial district of the residents, property companies and the government, property services as the main body of research, analyzes the relationship, behavior and profitability between the parties involved in the dy- namic game, constructs dynamic game model of urban community public goods supply between the three bodies. The reasons of the low efficiency of the urban community＇ s supply of public goods are both residents themselves, and the residents and property companies information asymmetry, inadequate laws and regulations, the lack of government supervision and guidance and others.
