剩余法是评估房地产价值的一种常用的方法,特别是在待开发的土地评估中应用较为广泛。这种方法以预测为基础,在计算评估值时应考虑货币时间价值。
The surplus method is a kind of common use method to evaluate the real estate value, especially in land that needs to be developed widely used in evaluation. This kind of method takes the forecast as its foundation and should consider currency time value in calculating evaluation value.
