摘要
文章以新建高铁站作为准自然实验,从高铁站区周围土地价格和土地开发强度两个维度出发,结合微观土地交易数据、栅格层面的土地利用类型数据,以及栅格层面的灯光与人口数据,从微观地理尺度考察我国高铁站建设对站区土地市场的影响。研究发现,高铁站建设对土地市场具有异质性影响:市辖区新建高铁站显著增加了站区商业地块的价格,但对土地开发强度并未产生显著的影响,而县域新建高铁站则对站区住宅地块价格以及土地开发强度产生了显著的正向影响。进一步的讨论分析表明,县域高铁站的建设并未显著促进其站区人口和经济的集聚。这意味着,县域高铁站的建设可能导致站区土地资源过度房地产化或被过度浪费。其政策启示在于,在对高铁站区进行开发规划时,人口规模比较小的县域应综合考虑自身人口规模、经济发展水平和产业基础等因素,突出站城融合发展;而人口规模较大的市辖区,可以综合考虑高铁站区开发与城市空间有效拓展相结合,促进城市空间结构的合理布局。
This paper analyzes the impact of high-speed railway stations on the land market around the station,based on the dimensions of land prices and land development intensity around the station area.It takes the new high-speed railway station as a quasi-natural experiment and use micro land transaction data,grid-level land use data,grid-level lighting and population data to examine the impact of high-speed railway construction on the land market from a microscopic geographic perspective.Empirical results show that the construction of high-speed railway stations has heterogeneous effects on the land market.Specifically,the construction of high-speed railway stations significantly increases the prices of commercial land plots in municipal districts,but it has no significant impact on land development intensity.However,the construction of high-speed railway stations has a significant positive effect on the prices of residential plots and land development intensity at the county level.Further analysis suggests that the construction of high-speed railway stations does not significantly promote the agglomeration of population and economy in the station area at the county level.This means that the construction of high-speed railway stations may lead to excessive real estate development or wastage of land resources in the station area at the county level.During the development planning of high-speed railway station areas,counties with small population size should consider factors such as population size,economic development level,and industrial foundation,highlight the integration of the station and the city,while municipal districts with large population size can combine the development of the station area with the effective expansion of urban space to promote a reasonable layout of urban space structure.
