摘要
以合肥市主城区1068个2014年之前建成并对外出售的商品住宅小区为研究对象,采集2015-2016年时段住宅价格信息以及交通、基础服务设施、教育资源、社会经济等要素,在GIS平台支持下,研究合肥市商品住宅价格变化的空间规律,并以此为基础,建立地理加权回归模型分析,探索其主要影响因素。结果表明:2015-2016年,合肥市主城区房价总体持大幅增长状态,价格变化的空间分布不均衡,蜀山区,滨湖新区房价增长快、瑶海区变化慢;影响房价变化的因素较多,在不同区域影响程度不同,其中学区、住宅用地等级、三甲医院与其关联紧密。
Taking 1068 commercial residential districts built and sold out before 2014 in Hefei city as the research object,and collects housing price information in the period of 2015 to 2016,as well as transportation,basic service facilities,educational resources,social and economic factors. With the support of GIS platform,this paper studies the spatial law of price change of commercial residential districts in Hefei,and establishes a geographically weighted regression model. To explore the main influencing factors. The results show that: from the period of 2015 to 2016,the housing prices in the main urban areas of Hefei have been increasing substantially,and the spatial distribution of price changes is not balanced. The housing prices in Shushan District,Binhu New District have been increasing rapidly,while those in Yaohai District have changed slowly. There are many factors affecting the housing prices,and the degree of influence varies in different regions,among which the middle school districts,the grade of residential land and the third-class hospitals are closely related to them.
