摘要
在"房子是用来住的,不是用来炒的"这一高层总基调背景下,我国房地产行业开始进入新常态,以万达、万科为代表的房地产企业开始谋求从"重资产"运营向"轻资产"运营的转型。为考察轻资产化带来的运营效率变化,文章选取11家宣告轻资产化的房地产行业上市公司,采用数据包络分析(DEA)的BBC模型进行分析,发现在2012-2016年间,由于宏观政策的影响和房地产上市公司以轻资产作为运营方式还处于调试阶段,公司运营效率还处于不稳定状态,会出现波动。
Against the background that the high officials in China holds that"houses are used to live in, not to speculate in", the real estate industry in China comes into a new normal state, so real estate enterprises represented by Vanke, Wanda seek to transform their heavy capitals into light ones. To see the change of their operational efficiency after these enterprises' transformation, the paper selects eleven listed companies of real estate that have announced to transform their capitals from heavy into light types and analyzes their data with EDA-BBC model. It is found that with the influence of macro policy, the operational efficiency of these companies is in unstable state,or fluctuating, since they are still adapting their operation mode of light capital.
