摘要
以浙江宁波、绍兴、嘉兴、湖州等地农户为调查对象，首先根据生计资产的量化结果对农户进行分类，进而采用Logit回归方法实证检验了不同因素对异质性农户宅基地流转意愿的影响效果．实证结果表明，总体来看，愿意流转宅基地的农户比不愿意流转宅基地的农户多12．44％，生计资产缺乏型农户比生计资产富裕型农户宅基地流转意愿略高；一般而言，户主年龄与农户宅基地流转的意愿负相关，非农收入比例、住房结构以及社会保障等因素与农户宅基地流转意愿正相关；影响生计资产富裕型农户和生计资产缺乏型农户类宅基地流转意愿的因素不同，并且作用效果也存在差异．上述结论的政策含义在于，浙江宅基地被流转农户的补偿方式应由单一化货币补偿向货币和就业机会等多元补偿方式转变，应合理规划被流转农户的住房安置工作使被安置农户的生活环境更优美、出行更加便捷，应建立城乡统筹的社会保障体系以解决宅基地被流转农户后顾之忧．
This paper selected farmers from Ningbo, Shaoxing, Jiaxing and Huzhou of Zhe- jiang as the survey objects. According to the quantitative evaluation results of farmer＇s liveli- hood assets, the farmers were classified and the Logit regression model was constructed to analyze the different factors on the effect of residential land circulation. The empirical results show that： Farmers who are willing to switch to homesteads are 12.44~ higher than those of farmers who do not want to move, and the willing to switch to homesteads of livelihood assets-lack farmers is slightly higher than that of the livelihood assets-lack farmers＇. In gen- eral, the head of household are negative correlation with the willingness of farmers＇ homestead circulation, non-agricultural income ratios, housing structure and social security are positively related to the willingness of farmers＇ homestead circulation. The effect and factors influencing the homestead circulation willingness of the livelihood assets-rich farmers and the livelihood assets^lack farmers axe different. The policy implication of the above conclusions is that the compensation method for the resettled farmers in Zhejiang homestead should be changed from the single monetary compensation to the multiple compensation methods such as the money plus employment; The farmers＇ resettlement housing should be reasonable planning and make the their living environment more beautiful and travel more convenient; In order to solve the farmers＇ worry about after their homestead being transferred, the urban and rural social security system as a whole should be established.
