摘要
随着我国社会主义市场经济的发展,房地产迅速成长,逐步发展为我国的支柱产业之一。但房地产具有高投入、高风险、投资周期长以及易受环境变化等不利因素的影响,致使企业对房地产项目的投资蕴含较大的危机。除此之外,我国房地产行业投资者的风险意识很淡薄,对房地产投资项目的风险关心不足,只重视经济利益,忽略高收益背后的风险综合分析、评估和科学的定性分析工作。选用层次分析方法(AHP)对我国房地产企业的投资风险进行评估研究,为房地产行业的投资者做出正确、科学的决策提供根据。
Because the development of the socialist market economy in our country,the real estate industry has been rapid development and become one of pillar industries of our country. But the real estate industry is a high investment,and a high risk and a high return industry. In addition,long investment cycle and the change of time,and both the inside and outside environment lead to the fact that real estate investment contains a very big risk. In addition,real estate enterprises in our country are lack of risk consciousness,and we do not pay enough attention on the real estate investment projects risk,and only care about economic benefit,and ignore comprehensive analysis,evaluation and quantitative analysis of the science of work of the risk hidden in high yield. Therefore,this article used Analytic Hierarchy Process( AHP) to have the real estate project investment risk evaluation,which can provide basis for scientific and right decisions to the investors of real estate.
