摘要
文章分析了住宅小区房地产投资经济风险的多层次影响因素 ,在单指标因子的基础上运用层次分析法建立总目标影响结构层次模型 ,确定了各指标归一化权重。并运用模糊综合评价模型将各评价单元加以归并 ,获得目标的评价总分值。文章将风险评价度予以量化处理 ,并通过实例分析对该理论作了实际的操作 ,为房地产投资风险研究方法的进一步改进提供了可靠的依据。
Multiform influence factors of real estate of uptown investment risk are analyzed and each index factor is proposed separately, on which the total objective influence structure is built and the belonging weights of each index are determined by using Analytic Hierarchy Process,and each evaluation unit is added up by using fuzzy comprehensive evaluation models so as to obtain the total function value of objective evaluation. In this paper risk evaluation degree is treated quantitatively. Actual operation for the theory has been done by actual example analysis, which provides a reliable basis for the improvement of study methods of real estate investment risk.
