摘要
物业管理具有专业性强和准公共产品的属性,需要物业公司、业主、业主委员会和政府部门合作治理。本文从物业管理的需求者、提供者、生产者和协调监督者四者的关系角度,考察业主委员会参与社区物业管理的角色定位及存在的问题,提出完善业主委员会参与社区物业管理问题的对策建议,以期实现社区物业管理的善治目标。
Property management has the attribute of strong professional and quasi- public product, needing property management companies, owners, the owners' committee and government departments to participate in governance. This paper analyzes the role and the existing problems of the owners' committee from the relationship between the property management need, the provider, producers and the supervisor. In order to achieve good governance of community property management, putting forward some suggestions when the owners' committee to participate in community property management.
