摘要
基于TOD(transit-oriented development,公共交通导向发展)模式的轨道交通和城市空间、土地利用是相互联系、相互影响的。通过总结东京、香港、新加坡、巴黎、广州和深圳各具特色的TOD开发模式和经验,指出TOD模式的轨道交通对东莞城市在产业转型、城市形态、资源优化方面的影响,提出东莞TOD模式的轨道交通战略应考虑四方面的重要因素,即提高土地利用率、合理调整土地利用性质、统筹交通和土地规划、不同站点不同开发模式,最后提出多元化投资、线路和站点联合开发、公交和土地有机结合三个战略方向。
TOD (Transit-oriented development)-based rail transit,city space and land use are interconnected and mutually influenced.This paper summarized the characteristics and experience of TOD in Tokyo,Hong Kong,Singapore,Paris,Guangzhou and Shenzhen and pointed out the impact of TOD rail transit on the industrial transformation,evolution of the urban morphology and resource optimization of Dongguan city.The paper proposed the Dongguan rail transit strategy based on TOD mode should consider four important factors,namely,improvement of the land utilization,reasonable adjustment of land use nature,overall transportation and land planning,as well as site development pattern.Finally we put forward three strategic directions involving diversification of investment,joint development of line site,public transportation system and land use.
