摘要
房地产价格波动对消费者的消费支出会产生直接或间接影响。在我国35个大中城市中,正财富效应的城市多于负财富效应的城市,但房价收入比最高的城市除上海外都表现为负财富效应,表明在高房价基础上,房价进一步上涨已制约了消费的正常增长。因此,应根据不同城市房地产市场特征,采取适当的政策措施,完善房地产正财富效应形成机制,扩大国内消费需求,推动经济转型升级。
Based on the panel data of 35 large and medium-sized cities from 2000 to 2011, the wealth effect of random effects unrestricted model is studied by using the method of FGLS. The research shows that there are more cities with positive wealth effect than that with the negative effect; but, except Shanghai, cities with high price-to-income ratios have the negative wealth effect. This indicates that the further price increases have restricted the normal growth of consumption in the light of high prices. According to the characteristic of the real estate market of different cities, we should take appropriate action in order to improve the formation mechanism of positive wealth effect, expand domestic consumption demand and promote economic transformation and upgrade.
