摘要
自2001年9月以来,我国商业银行个人住房贷款赶超房地产开发贷款,成为银行最重要的放贷对象,个人住房贷款风险也因此成为银行风险管理中最重要的一部分。个人住房贷款风险主要包括:违约贷款风险和提前还款风险,目前我国商业银行风险的管理侧重点在违约贷款,而忽视了提前还款风险管理的重要性。今年10月20日央行宣布提高存贷款基准利率0.25个百分点,这是34个月以来的首次加息,那么存贷款基准利率的上升会给我国商业银行个人住房贷款风险带来什么样的影响呢?
Since September 2001, our country commercial bank individual housing loan have surpassed the real estate development loans, which became the most important mortgage object, individual housing loan risk thus became the most important part of bank risk management. Risk of individual housing loans include : credit risk and prepayment loans risk, the current risk management of commercial banks focus on defaulted loans, while ignoring the importance of risk of prepayment. October 20 this year, the central bank announced to raise the benchmark interest rates by 0.25% , this is the first time to raise interest rates from 34 months ago, then what kind of impact will bring for the benchmark interest rates rising to individual housing loan?
