摘要
研究目的:建立三维地籍模型,描述三维地籍产权体并兼容二维地籍宗地,实现不同维度土地权属的统一管理和登记。研究方法:结合中国城市发展的实例和地籍管理需求,分析三维地籍基本形态,比较各类三维空间数据模型。研究结果:提出适应三维地籍管理功能需求的三维地籍空间数据模型及其相应的数据自动组织方法和思路。研究结论:三维地籍通过地理空间坐标这个"基因"来管理不动产,为土地和房产的统一登记提供了统一的技术框架,是对现行不动产管理技术的升级和超越。
The purpose of this paper is to establish the three-dimension (3D) cadastre model in order to deliver the 3D cadastral information and be compatible with the 2D cadastral information. It can be used to integrate the tasks of land administration and registration on various dimensions. Method used is to analyze the basic 3D cadastre information and compare various data of 3D spatial models based on the practical examples of urban development in China. The results report that a 3D spatial data model for 3D cadastre administration is built and the corresponding automatic data delivery method is put forward. It is concluded that through the "gene", i.e., the geographically spatial coordinate, the real estate management based on the 3D cadastre can provide an unified technical framework for land and house registration, which is upgraded and even an complete innovation in terms of the current real estate management technologies.
