摘要
长期以来,我国城市轨道交通沿线土地利用率不高,轨道交通部门与城市主管部门矛盾较大。而国外许多城市都将城市轨道交通与沿线土地开发进行综合规划,通过城市轨道交通与沿线房地产联合开发实现两系统的有效结合。其功效,一方面,可减缓建设城市轨道交通给政府部门所带来的资金压力,另一方面,沿线地产的开发利用也给轨道交通带来充足的客流量,从而促使城市经济的两大系统协调发展,相得益彰。在对武汉市轨道交通沿线情况进行相关分析之后,对车站设计、地产开发的功能方向、地下空间开发、换乘与停车场、自主开发模式等方面所提出的联合开发建议,将会对我国城市轨道交通沿线土地的有效开发利用提供有益的尝试。
For a long time, the utilization rate of land is low along rail transit in Chinese cities; in addition, there is big contradiction between the tall transit department and administrative department of the city. Many cities abroad comprehensively develop urban rail transit and land along it and realize effective integration. On the one hand, it will slow down fund pressure of urban rail transit for the government department. On the other hand, the development of alongside estate will bring sufficient passenger flow for rail transit, and promote the coordinative development of the two economic systems. Through analyzing Wuhan rail transit and the alongside situation, we present some suggestions on joint development as to the stadon design, function of estate development, underground development, transfar stop and parking space, and mode of autonomous development.
