摘要
以凌源市农用地为研究对象,在农用地定级基础上建立基本回归模型并进行统计检验,获得农用地综合质量和价格之间的最佳关系模型,并揭示了二者的统计规律,最终测算基准地价。研究结果表明,建立基本回归模型有利于保证基准地价测算的科学性与准确性。
In the paper, basic regression model was set up based on the result of the agricultural land classifying, and the best relationship between the qualitative index of agriculture land and the sample price of agricultural land was obtained, the statistic rule was gained and datum land prices were calculated in the end. The results of research showed that the basic rcgression model was beneficial to ensuring scientific and accurate datum price appraisal.
