我国典型城市房价上涨和自然环境级差因素的相关性分析 被引量:6

摘要 中国房地产价格的运行趋势及其影响因素是近期社会广泛关注的热点。文章集中分析自然环境级差与房地产价格的相关性,选取东、中、西二十个典型大中城市为研究样本,从平均房价、人均可支配收入、金融参与程度和自然环境级差因素等指标入手,用计量分析方法进行单方程线形回归,得出结果:自然环境级差因素是影响房地产价格走势的重要影响因素,不同级差的自然环境与房价变动之间具有相关性。据此,提出了相应的政策建议,以期能对认识中国的房价走势有所帮助。对自然环境级差影响的计量分析是文章的特点。 The trend and the factors of the estate's price are the focus in China recently. This paper focuses on the correlation between estate' s price and environmental progression, and selects 20 typical cities in different area as samples, then through the metric method educes the linear regressive equation with estate's price, income, the engagement of the finance and the environmental progression. It shows that the environmental progression is the important factor that influences the trend of the estate's price. According to this, we give some advices to help to research the trend of the estate's price. The metric analysis of environmental progression is the specialty of this paper.
