选取两处中外典型案例——三亚亚龙湾度假区和印尼努沙杜阿度假区进行比较研究,发现成功开发的综合型海滨度假区在形态规划方面存在一些共同特征:度假区与东道社区应保持一定的空间隔离,同时维持度假区与社区之间的互动关系,避免社区在旅游开发中被边缘化;海滨度假区分区规划应坚持级差地租导向和功能控制的原则,使得稀缺的海滨土地资源开发价值得到优化;度假区内通道系统设计应简洁通畅,在保证海岸生态环境不被破坏的前提下,尽可能保持一线度假酒店与海滨沙滩的一体性;度假区内应合理布局若干商业服务中心,既满足度假客人多样化需求,又为东道社区增加就业机会,促进度假区与社区一体化发展。
Reasonable form planning is very important to exploit successfully and run effectively the integrated resorts. Two typical cases from China and Indonesia, respectively Yalong Bay in Hainan and Nusa Dua in Bali, are selected to implement a comparative analysis. It is found that they have some common features in regard to form planning during the course of exploiting successfully integrated coastal resorts. First, the resort and the host community keep definite spatial isolation, but economic and social intercommunion between them is not ignored by the government and planners, and marginality of the community is avoided in tourism exploitation. Second, the principles of differential land rent and function control are adopted in land use planning to optimize land resource exploitation. Third, traffic corridors are simple and convenient, and the resort hotels can keep integrating with the plage and sand beach. Fourth, the business centers with various tourism services are planned reasonably to meet holidaymaker's needs, and to benefit the local people's employment. The successful planning of the two resorts can play an exemplary role to the domestic coastal resorts development.
