摘要
为合理制定保障性住房的租金,在分析国内外保障性住房现行租金定价机制的基础上,从保障性住房的可接受性原则出发,提出依照承租人支付能力的不同进行差别化定价,结合保障性住房的区位因素进行租金修正,并对重庆市的保障性住房小区进行实证研究,提出了模型应用的配套措施。
In order to develop a reasonable rent of public rental pricing model, this paper summarizes the domestic and international pricing mechanism and rentals pricing principles of public rental housing. Considering the acceptability of public rental housing, this paper put forward a rentals pricing model, which gives differentiated rentals pricing in accordance with different income levels and combines the location factors to amend for rentals. Meanwhile, the rentals pricing model is applied in Chongqing′s public rental community to conduct empirical research. At last section, this paper proposed supporting measures for the practical application of the rentals pricing model.
