Research Advance on Farmers' Land Property Income under the Background of New Urbanization in China

摘要寻求农民土地财产性收益途径对于促进新型城镇化实现具有重要意义。文章系统总结我国新型城镇化背景下农民土地财产性收益研究成果,探讨未来农民土地财产性收益研究的重点方向。现有研究对传统城镇化过程中的失衡问题、新型城镇化的理论内涵解读,农民土地财产性收益对于促进新型城镇化发展的关键作用探索,新型城镇化背景下农民土地财产性收益实现渠道等方面取得了丰富的成果。但总体而言,现有研究多从人或者物单要素的视角,侧重于集体建设用地、农用地等某一来源渠道,而将人地双要素城镇化作为相互支撑的整体的研究较少,对新型城镇化背景下农民土地财产性收益实现的基础理论研究不够深入、对农民土地财产性收入渠道模式总结与城镇化发展的阶段需求结合不够紧密。未来研究需加强新型城镇化与农民土地财产性收益增值的机理探讨、模式概括与途径探索等方面研究。 Seeking the pathway of land property income for farmers is of great significance in promoting the new urbanization. This paper systematically summarizes the research findings of farmers’ land property income under the background of new urbanization in China and explores the key directions for the future research on farmers’ land property income. Abundant achievements have been made in the research of imbalance of traditional urbanization, the theoretical connotation of new urbanization, the key influences of farmers land property income in promoting the development of new urbanization, and the implementation channels of farmers’ land property income in the context of new urbanization.In general, the existing researches on urbanization focus on the source of collective construction land, agricultural land and other sources from the perspective of human or material elemental factors while it makes few studies on the basis of the man-land elements and the basic theoretical research on the realization of farmers’ land property income under the background of new urbanization is not deep enough, and the combination of the summary of farmers’ land property income channel and the demand of urbanization development is not close enough. In the future, it is necessary to strengthen the mechanism discussion, model summarization as well as approach exploration in the new urbanization and farmers’ land property income appreciation.
