摘要
在实践层面,目前国内城市CBD基本都建设在增量用地上,即使利用存量用地,也并未对原有工业设施进行保留;在理论层面,现有关于CBD地区工业遗产保护利用的研究较少。文章以广州琶洲西区珠江啤酒厂改造规划为例,结合广州CBD规划建设导向提出工业遗产保护利用的策略,并总结出3种改造方式:一是工业厂房结合城市公共空间进行适当保留,虽然牺牲部分土地价值,但是可以提高整体空间品质;二是工业厂房改造后的功能与CBD互补,既可在白天服务商务办公人群,又可在夜间增强地区活力,推动CBD地区成为城市魅力中心;三是工业厂房布局与地区开敞空间体系衔接,引导人流以促进工业厂房的活化利用。
On the practice level,China urban CBD are built on the growth land mostly.Although some stock are used,the original industrial facilities are not retained.On the theory level,the studies on the protection and utilization of industrial heritage in CBD area is not enough.The paper take Pearl River Brewhouse Planning as an example,puts forward the protection and utilization strategies.Firstly,reserve some industrial factory buildings combined with urban public space.It can promote the whole spatial quality though it will waste little of land value.Secondly,integrate the new function of industrial factory buildings and CBD.These buildings are no only service for the people in the daytime,but also improve the regional vitality at night,advance the CBD area become the urban enchantment center.Finally,link up the plant layout and public spatial system,promote the regional vitality by guiding the people.
