随着全球房地产市场的快速发展及其在国际贸易中的核心地位日益凸显,高效准确的房地产估价显得尤为重要。数字化工具,包括大数据、人工智能及区块链等技术的应用,已成为提升房地产估价准确性的有效途径。这些技术不仅优化了数据处理和分析过程,提高了估价的准确性和效率,还在国际贸易环境中增强了市场的透明度和公正性。然而,数字化转型也带来了诸多挑战,如数据质量控制、技术接受度和隐私保护问题。文章深入探讨了这些技术在房地产估价中的具体应用、带来的益处及面临的挑战,同时针对如何克服这些挑战提出了相应的策略。
With the rapid development of global real estate market and its core position in international trade,efficient and accurate real estate appraisal is particularly important.The application of digital tools,including big data,artificial intelligence and blockchain,has become an effective way to improve the accuracy of real estate valuation.These technologies not only optimize the data processing and analysis process,improve the accuracy and efficiency of valuation,but also enhance the transparency and fairness of the market in the international trade environment.However,digital transformation has also brought many challenges,such as data quality control,technology acceptance and privacy protection.In this paper,the specific application,benefits and challenges of these technologies in real estate appraisal are discussed in depth,and the corresponding strategies for how to overcome these challenges are put forward.
