摘要
探讨了利用“TOD理念”开发模式,在车辆段、地铁站点上方开发物业,形成多功能建设用地,满足地铁建设、管理和营运需要,营造多功能社区。重点从规划和设计角度出发,优化和升级社区规划设计方案,充分发挥开发模式优势。并以广州市珑璟台项目为例,将地铁与周边步行街、道路等流线相互衔接,提高地块可达性和交通便捷性,地铁站、物业一体化设计,为未来TOD社区规划设计策略提供参考。
This paper explores how to utilize the“TOD concept”development model to develop properties above depots and metro stations,creating multifunctional construction land to meet the needs of metro construction,management,and operation while fostering multifunctional communities.The focus is on optimizing and upgrading community planning and design schemes from a planning and design perspective to fully leverage the advantages of the development model.Using the Longjingtai project in Guangzhou as an example,it integrates the metro with surrounding pedestrian streets,roads,and other pathways to improve the accessibility and convenience of the area.The integrated design of metro stations and properties provides references and insights for future TOD community planning and design strategies.
