摘要
在民宿发展从快速崛起转入到理性运营阶段之际,通过了解民宿经营现状和成效对破除发展瓶颈是十分必要的.本研究基于文献研究和行业实际,借助模糊德尔菲法构建了5个维度和31个指标的民宿绩效评价体系;进一步利用DANP法计算各维度和指标的权重值,民宿精神和社区共荣、服务质量、建筑周边环境及特色三个维度的权重排前三位,而民宿设施、民宿精神和社区共荣、民宿运营与管理维度下辖的准则的权重都整体靠前,指标权重呈现群聚特征;最后以问卷调查方式了解了浙江相关民宿在绩效指标上的现状,借助折衷评估法评估了这些民宿的综合绩效,发现第三家和第四家民宿表现最为突出.整合多准则决策法构建的民宿绩效评价模型,既为行业主管部门进行民宿业治理提供了有效工具和手段,也可作为业者日后进行提升及改善绩效的参考和依据,明确了经营管理的重点和方向.
When the development of homestays has shifted from a rapid rise to a rational operation stage,to understand the current situation and performance of homestay operations benefits to breaking the development bottleneck.Based on literature research and industry practice,this study constructed a homestay performance evaluation system with 5 dimensions and 31 criteria by means of the fuzzy Delphi method;further,the DANP method was used to calculate the weights of each aspects and criteria,and the weights of homestay geist and com-munity co-prosperity,service quality and surroundings of the building and features ranked the top three,while the weights of the criteria under the dimensions of homestay facilities,homestay geist and community co-prosperity,homestay operation and management were overall high,and the criteria's weights displayed clustering phenome-non;Finally,the current situation of performance for Zhejiang homestays was collected by a questionnaire survey.Moreover,the comprehensive performance of these homestays was evaluated by VIKOR.The third and fourth homestays performed the most outstanding.Therefore,the performance evaluation model of homestay constructed by integrating MCDM not only provides an effective tool and mean for the industry authorities to conduct homestay industry governance,but also serves as a reference and basis for the industry to enhance and improve perform-ance in the future,furthermore,clarifies the focus and direction of operation and management.
