摘要
当房地产开发企业的发展聚焦点从职能管理转向项目管理时,对项目全过程各阶段进行管控成为了衡量企业管理水平的主要标尺。然而,我国大多数房地产开发企业的项目管理水平普遍不高,过多地将注意力放在了项目效益提升上,缺乏对项目过程进行管理,反而导致企业的经济效益偏低,项目管理质量较低。文章从房地产开发项目管理的基本内容出发,从全过程各阶段入手,分析房地产开发项目管理工作中存在的问题,并提出优化路径,致力于提升房地产开发项目的管理水平,使房地产开发企业项目风险最低,效益最优。
When the development focus of real estate development enterprises shifts from functional management to project management,the whole process control of project at each stage has become the main scale of enterprise management level.But most of the real estate development enterprise project management level is generally not high,putting too much focus on the project efficiency,lack of project process management,leading to the low economic benefit and low project management quality.This paper starts from the basic content of real estate development project management,from the whole process of each stage,analyses the problems existing in the real estate development project management,and puts forward the optimization path.It dedicates to improving the managment level of real estate development projects,making the real estate development enterprise project remain the lowest risk and the best benefit.
