摘要
利用网络爬虫技术获取面板房价数据,根据所处区位和属性,将住宅区分为市区、郊区、高档小区、一般小区、距站点500 m以内、距站点500~1 000 m之间6类住宅。以南京地铁4号线为处理组,地铁7号线为控制组,分别建立空间双重差分模型,量化分析城市轨道交通的开通对差异化住宅价格产生的影响。空间因素影响结果表明,地铁4号线的开通会使沿线站点1 000 m范围内的房价平均上升1.16%;对沿线市区住宅价格影响低于郊区住宅;对沿线一般住宅小区价格增值影响约是高档住宅小区的2倍;对距站点500 m以内住宅价格增值影响略小于距站点500~1 000 m住宅。特征模型结果表明,市区住宅及高档住宅小区在噪音多、道路拥挤且教育资源不匹配的情况下会导致住宅价格下降;距离商场较近对高档住宅小区有显著的负面影响,而对一般住宅小区有显著的正面影响。
Web crawler technology was used to obtain panel housing price data.According to the location and attributes,residential houses were divided into six categories:urban residences,suburban residences,high-end residential quarters,general residential quarters,residences within 500 meters from the station,and residences between 500 meters and 1000 meters from the station.Nanjing Metro Line 4 was considered as the processing group,while Metro Line 7 was considered as the control group.A spatial difference-in-difference model was established to quantify the differential impact of the opening of urban rail transit on residential prices.The results of the influence of spatial factors show that the opening of Metro Line 4 increases the average housing prices within a radius of one kilometer from stations along the line by 1.16%;the price impact of urban residences along the line is lower than that of suburban residences;the impact of rising residential prices in general residential quarters along the line is about twice that of high-end residential quarters;the impact of rising residential price within 500 meters from the station is slightly less than that of rising residential price between 500 meters and 1000 meters from the station.The results of the characteristic model show that urban residences and high-end residential quarters will lead to a decline in residential prices when there is more noise,congested roads,and mismatched educational resources.Proximity to shopping malls has a significant negative impact on high-end residential areas,while it has a significant positive impact on general residential areas.
