摘要
在长三角一体化上升至国家战略层面,我国房地产业进入去库存时代的的背景下,以长三角地区为研究区域,基于房地产业与区域经济的协调发展机理,分别构建了房地产业和区域经济评价指标体系,运用灰色关联分析的方法测定其关联强度,并利用熵值法、系统时空耦合协调度模型、相对发展模型对长三角地区2011—2020年的房地产业与区域经济耦合协调度的时空分异特征展开研究。研究发现:房地产业和区域经济两系统在总体上关联度较强,并且在研究期间,长三角地区的房地产业指数和区域经济指数均呈现出增长趋势,两个系统的发展状况稳中向好,但存在一定的空间差异性;在研究其内长三角地区房地产业与区域经济的耦合协调度呈现出上升的趋势,空间上耦合协调度类型的推演过程存在明显的地域特征,但在整体趋势上又与长三角地区保持高度相似;长三角地区房地产业与区域经济的优良协调发展离不开相关国家与政府的政策支持与调整。
For the present,the integration of the Yangtze River Delta has risen to the national strategic level,and the real estate industry in China has entered the era of destocking.This paper makes a study on the Yangtze River Delta region,establishes the evaluation index system of the real estate industry and regional economy respectively based on the coordinated development mechanism,and measures correlation strength by the method of grey correlation analysis.In addition,the paper studies the spatio-temporal diff erentiation characteristics of the coupling coordination degree between real estate industry and regional economy in the Yangtze River Delta region from 2011 to 2020 by using the entropy method,the system’s spatio-temporal coupling coordination degree model and the relative development model.The results show that the real estate industry and the regional economy have a strong correlation on the whole,and during the study period,the real estate industry index and the regional economy index in the Yangtze River Delta both show an increasing trend,and the development of the two systems is stable and improving,but there is a certain spatial difference.In the study of the coupling coordination degree between the real estate industry and regional economy in the Yangtze River Delta region,the trend of the coupling coordination degree is on the rise.There are obvious regional characteristics in the deduction process of the coupling coordination degree type in space,but the overall trend is highly similar to that in the Yangtze River Delta region.The excellent coordinated development of real estate industry and regional economy in Yangtze River Delta region cannot be separated from the policy support and adjustment of relevant countries and governments.
