摘要
房屋空置是衡量房地产业健康与否的重要指标。本文利用文献计量学和知识图谱分析法,对国内外房屋空置相关研究进展进行分析与总结。结果显示,房屋空置领域的研究起步较晚,发展远未成熟,文献数量偏少,但近年来相关文献数量的增长趋势十分明显。国内外房屋空置研究大致可分为萌芽阶段和波动上升阶段。房屋空置的研究文献分布十分零散,国内外未有专题发表房屋空置的期刊,并且科研机构在该领域的研究活动较少,学者之间的学术合作不多。研究热点集中在房屋空置的概念内涵研究、空置率评估研究、房屋空置危机原因分析及对策研究等。当前研究的最大不足是空置和空置率暂无统一的定义,未来房屋空置研究应主要从概念内涵完善与统一、科学全面的空置率指标构建与应用、空置缓解对策的思考与提出等方面进行。
Housing vacancy(HV) is an important indicator to measure the health of real estate industry.This paper analyzes and summarizes the relevant research progress of HV at home and abroad by bibliometrics and knowledge graph analysis methods.The results show that the research of HV is late in the start, immature in development, and relatively small in the number of documents, but the number of related documents has increased significantly in recent years.Domestic and foreign HV research can be roughly divided into a budding stage and a fluctuating rising stage.The distribution of HV documents is very scattered.There are no journals at home and abroad that feature vacant housing research.In addition, research institutions have fewer scientific activities in this field and fewer scholars do academic cooperation together.The research hotspots are focused on the concept and connotation of HV,the evaluation of vacancy rate, and the causes and countermeasures of HV crisis.The main deficiency of current research is that there is no unified definition of HV and vacancy rate.The future research on HV should mainly focus on the improvement and unification of the concept connotation, the construction and application of scientific and comprehensive vacancy rate indicators, and the reflection and proposal of vacancy mitigation countermeasures.
