摘要
近几年随着国家出台一系列严厉调控政策,房地产进入管理红利时代,向管理要效益将成为房地产发展的主基调,促使房企内部各条线进行管理升级。以工程条线为例,这几年正逐步改变以往粗放式管理模式,向着精细化管理方向改变,比如:建立涵盖技术标准和管理标准的工程标准化体系,流程更加规范化,重视跨部门协同能力,提高沟通协作效率。文章从业主方精细化管理的理论角度出发,介绍当前房地产的工程管理现状,论述业主方精细化管理的必要。
With the recent introduction of a series of strict regulation and control policies,real estate has entered the era of management dividend,and asking for benefits from management will become the main tone of real estate development.Forced the internal lines of real estate enterprises to upgrade their management.Taking engineering as an example,it is gradually changing the previous extensive management and evolving towards fine management.For example,the establishment of engineering standardization systems,adoption of technical standards and management standards,standardization of the process,cooperation across departmental and improvement of the efficiency of communication and cooperation.From the theoretical perspective of fine management,this paper introduces the current situation of real estate engineering management,and discusses the necessity of fine management by the owner.
