摘要
城市地价空间分布的梯度特征是理解城市空间结构和发展方向的重要视角.探讨城市地价的空间分布格局及区域分异原因,是我国正处于城镇化加速发展期和将长期面临人多地少矛盾大背景下的必然要求.以合肥市为例,基于DEM实现居住地价表面三维模型多视角下的可视化,并结合城市空间结构特征,利用多重剖面分析以及坡度、坡向和曲率刻画地价表面三维的非平稳性空间形态.研究发现:IDW方法能较好地刻画居住地价空间格局的整体规律和局部分异,而三维可视化模型立体地呈现出地价圈层分布的梯度特征,多中心的地价空间结构已然形成.居住地价在城市环线上的分布不均衡,不同环线呈现出差异性的地价格局特征,同一环线的不同区段亦表现出起伏、分异共存的现象.典型方向上的居住剖面地价既表现出梯度扩散、空间延续的圈层结构发展态势,也表现出跳跃和突变.坡度、坡向两个特征值的分布在空间层面上进一步明晰了地价的梯度分布特征,与合肥中心城区“环射+格网”型的路网形态相协调.
The gradient characteristic of urban land price spatial distribution is an important perspective to understand the structure and development direction of urban space.To explore the spatial distribution pattern of urban land price and the reasons for regional differentiation is an inevitable requirement that our country is in the period of accelerated development of urbanization and will face the contradiction of more people and less land for a long time.Taking Hefei as an example,based on DEM to realize the visualization of the three-dimensional model of the surface of the residential price,and combined with the characteristics of the urban spatial structure,the three-dimensional non-stable spatial pattern of the surface of the land price is depicted by means of multi-section analysis and slope,aspect orientation and curvature.It is found that the IDW method can better depict the overall law and part of the spatial pattern of the residential price,while the three-dimensional visual model presents the gradient characteristics of the distribution of the geographic price circle layer in three dimensions,and the multi-center spatial structure of the land price has been formed.The distribution of residential price on the urban ring road is not balanced,the different ring line presents the characteristics of the different land price bureau,and the different sections of the same ring line also show the phenomenon of ups and downs,differences and coexistence.The land price of residential profile in the typical direction shows not only the development trend of gradient diffusion and space continuity,but also the leap and mutation.The distribution of slope and aspect two characteristic values at the spatial level further clarifies the gradient distribution characteristics of land price,and coordinates with the road network pattern of"ring-shot and grid-type"in Hefei central urban area.
