摘要
本文分析了集体土地租赁住房的政策背景与市场现状,以北京市海淀区中关村东升科技园集体土地租赁住房项目为例,试图从建筑空间模式的角度,探讨在多元化与标准化相结合的原则下,为周边就业人群及更广泛的潜在租客群体,打造公共空间、功能与城市共享,居住环境和品质符合群体情感与文化认知的租赁住房。
This paper analyzes the background of policies and status quo of markets of collective-land rental housings.Taking the collective-land rental housing projects of Dongsheng Science and Technology Park in Zhongguancun,Haidian District,Beijing as the examples,and for the surrounding employment groups and a wider range of potential tenant groups,this paper attempts exploring from the perspectives of architecturally spatial modes to create the rental housings with public spaces and function sharing with cities,and living environments and quality in line with group emotions and cultural cognition under the principles of combination of diversification and standardization.
