摘要
基于问卷调查数据,采用结构方程模型分析法,从内部结构因素、心理感知因素和外部条件因素三个角度探究既有住区绿色改造业主决策行为的影响路径及作用机理.研究结果表明:行为态度、主观规范、知觉行为控制对业主决策行为具有直接影响,且知觉行为控制对业主决策行为影响最大;期望价值正向影响业主决策,感知风险对业主决策行为具有负向影响;经济激励、市场发展、政策宣传通过中介变量显著正向影响既有住区绿色改造业主决策行为,且“市场发展→期望价值→决策行为”为本模型中影响效应最大的显著路径.为稳步提升既有住区绿色改造市场发展、提高业主改造积极性,对政策制定者提出建立健全法律法规、宣传绿色改造知识和实施经济激励措施等三点建议.
Based on the questionnaire survey data and the structural equation model analysis method,this article explores the impact path and mechanism of the green decision-making behavior of existing residential areas from the three perspectives of internal structural factors,psychological perception factors,and external factors.The results show that behavior attitude,subjective norm,and perceptual behavior control have a direct impact on the decision-making behavior of the owners,and perceptual behavior control has the greatest impact;expected value has a positive impact on the decision-making behavior of the owners,and perceived risk has a negative impact on the decision-making behavior of the owners;economic incentive,market development,and policy publicity have a significant positive impact on the existing residential areas through intermediary variables.And"market development→expected value→decision-making behavior"is the most significant path of influencing effect in this model.To steadily improve the development of the green transformation market of existing residential areas and improve the enthusiasm of owners,three suggestions are put forward for policymakers to establish and improve laws and regulations,publicize green transformation knowledge and implement economic incentive measures.
