摘要 随着我国房地产项目的飞速崛起,二手房交易在房屋买卖中也日益兴盛,对买卖房屋进行准确估价成了在二手房交易市场上最为重要的一部分。但是,由于二手房交易市场十分复杂,如果人们无法在市场上确定二手房的估价,则二手房交易就会面临困境。因此,如何对想要出售的房屋进行准确定价、使所定价格符合市场价格体系定位,并且又能使交易双方各自达到利益最大化,成了二手房交易市场上最值得思考的问题之一。南京作为一个中等规模的城市,在最近几年,二手房交易量在楼市的总交易量中占比越来越高,因此可以以南京市二手房交易为实验对象,通过建立二叉树模型综合考虑地理位置、配套设施、楼层等诸多因素,最后,再从求解结果、决策问题、设计方法和完善不确定性等方面综合二手房估价二叉树实物期权定价模型的先进性。 With the rapid rise of real estate projects in our country,the second-hand housing transaction is also increasingly prosperous in the housing transaction.Accurate evaluation of the houses sold has become the most important part in the second-hand housing transaction market.However,due to the complexity of the second-hand housing market,if people can not determine the valuation of the second-hand housing in the market,the second-hand housing transaction will in troubles.Therefore,how to accurately price the house to be sold,make the price in line with the market price system positioning,and make two sides of the transaction maximize their own interests,has become one of the most worthy of consideration in the second-hand housing market.As a medium-sized city,in recent years,the trading volume of second-hand houses accounts for more and more in the total trading volume of the real estate market in Nanjing.Therefore,we can take the trading volume of second-hand houses in Nanjing as the experimental object by establishing a binary tree model to comprehensively consider many factors,such as geographical location,supporting facilities,floors etc.Finally,the advanced nature of the binary tree real option pricing model of second-hand housing valuation is summarized from the results,decision-making problems,designing methods and uncertainty.
