摘要
近年来,住宅建筑设计在创作大奖得奖名单中时有缺失,这与住宅建筑总量的快速增多极不相称,与中外住宅建筑史的发展规律亦不相符,而导致这一状况的主因是作为中国住宅最主要部分的商品住宅过度追求市场效率。中国住宅建筑在市场化体系下发展了30年,尤其是进入新世纪以来,数量和建造质量都有飞跃,形成了鲜明的七个特点,但设计创作水平反而裹足不前。在近10年中,住宅设计还进一步受到了标准化、高周转、高地价、限售价等事件的制约,许多知名建筑师正有意无意地远离住宅设计工作。市场和有关政策是看不见和看得见的两只手,共同影响了住宅设计创作。尽管如此,还是能欣喜地看到一些例外的成功案例,鼓励着建筑师不断尝试。
In recent years, the design of residential buildings has often been absent in the list of winning entries of the creative competitions. This is neither commensurate with the development of the total number of residential buildings, nor consistent with the development of Chinese and foreign housing in history. The main reason is that commercial housing, which is the most important part of China’s residential construction, is overly pursuing market efficiency. Chinese residential buildings have developed under the market-oriented system for thirty years, especially since the beginning of the new century. The level of design and creation has stagnated, while the construction quantity and quality have been greatly improved and there are seven distinct characteristics in housing design. In the past ten years, it has been further constrained by strict standardization, high turnover, high land prices and limited selling prices. Many well-known architects are consciously or unconsciously staying away from housing design. The market and related policies are two hands that are invisible and visible, which have jointly influenced housing design. Nevertheless, we are glad to see some exceptional successful cases which encourage us to keep trying.
