摘要
在对珠三角地区产业结构转型升级水平进行测度的基础上,结合空间计量模型和面板数据模型,从时空维度揭示了房价水平、城市创新能力对产业转型升级的影响机制。结果显示:珠三角9个城市的房价水平对产业转型升级具有明显的负面影响,这种影响机制存在着直接和间接两种途径:一种是城市房价水平会直接对城市产业转型升级产生显著的抑制作用,另一种是城市房价通过降低城市创新能力和城市投资效率进而间接抑制产业转型升级;珠三角地区其他城市的房价水平会对本市产业转型升级产生显著的负向影响,而城市房价差异也对本市产业转型升级具有显著的抑制作用。
This essay explores the influences of housing price and city innovation ability on the industrial restructuring and upgrading form the perspective of space-time in Pearl River Delta Region by using Spatial Econometric and Panel Data Model.This essay also measures the degree of industrial restructuring and upgrading in the Pearl River Delta Region.The results show that those 9 cities'housing price has a significant negative impact on industrial restructuring and upgrading in the Pearl River Delta Region.The influence mechanism has direct and indirect ways:On the one hand,urban housing prices will have a significant inhibitory impact on the industrial restructuring and upgrading directly;On the other hand,urban housing prices indirectly inhibit the industrial restructuring and upgrading through reducing urban innovation capacity and urban investment efficiency.Housing prices in other cities in the Pearl River Delta Region will have a significant negative impact on industrial restructuring and upgrading of neighboring cities,and so do housing price differences in urban areas.
