摘要
通过在包含区域房价的新经济地理学模型中引入消费者偏好异质性和技能异质性,分析房价对劳动力流动和实体经济的影响机制。研究结果表明,受异质性劳动力影响,区域相对房价上升导致低技能劳动力流出,高技能劳动力集聚,且区域客观宜居条件对劳动力流入具有吸引力,进而改变区域劳动力结构、诱发实体经济集聚的变化;相对房价上升抑制低技能劳动力流入、促进高技能劳动力集聚,区域宜居条件具有“自动稳定器”的作用;考虑到区域间的溢出效应,短期内的区域相对房价上升对实体经济的抑制作用较小,有利于实体经济获得集聚效应;长期内的区域相对房价上升对实体经济的抑制作用较大,加大了产业“空心化”风险。
By introducing consumer preference heterogeneity and skill heterogeneity into the new economic geography model including regional housing prices,this paper analyses the mechanism of the impact of housing prices on labor mobility and real economy.The results show that,under the influence of heterogeneous labor force,the rise of regional relative housing prices leads to the outflow of low-skilled labor force and the agglomeration of high-skilled labor force,moreover,the objective and livable conditions of the region are attractive to the inflow of labor force,thus changing the structure of regional labor force and inducing the change of real economy agglomeration;relative housing price rise restrains the inflow of low-skilled labor force and promotes the agglomeration of high-skilled labor force,regional livable conditions have the function of“automatic stabilizer”;considering the inter-regional spillover effect,the short-term rise of regional relative housing prices has less impact on the real economy,which is conducive to the agglomeration effect of the real economy;in the long run,the rise of regional relative housing prices has a greater inhibitory effect on the real economy,which increases the risk of“hollowing out”of the industry.
