摘要
本文对我国181个工业区更新案例进行文献调研,就其时空分布、后继功能与更新模式、更新技术、运营成功经验与问题和挑战进行分析。分析表明:我国工业区更新是一个从经济发达城市到全国扩散的缓慢进程;工业区后继功能多集中在文创产业、公共管理与服务、商业等领域,占比可达90%,投资模式主要为市场主导且投资运营一体化的模式;工业区更新技术主要集中在功能提升、空间营造,环境、资源等绿色生态要素关注度较低;工业区更新存在更新同质化、形式化、碎片化、士绅化、规划设计管理机制欠缺和技术标准体系缺失等问题。最后,本文提出了相关建议。
This paper conducts literature research on 181 industrial zone renovation cases in China, and analyzes their spatial and temporal distribution, follow-up function and renovation mode, renovation technology, successful operation experience as well as the problems and challenges. The results show that the renovation of industrial zones in China is a slow process from economically developed cities to the whole country. The follow-up functions of the industrial zone are mainly concentrated in cultural and creative industry, public management and service, business and other fields, accounting for up to 90%, the investment mode is mainly market-oriented and integration of investment and operation. The renovation technology of industrial zone mainly focuses on function improvement and space creation, and less attention of environment, resources and other green ecological elements. There are some problems in industrial zone renovation, such as homogenization, formalization, fragmentation and gentrification, lack of planning and design management mechanism and technical standard system. Finally, this paper also puts forward some suggestions on the renovation of industrial zones.
