摘要 文章重新审视了地租的性质,在微观上地租可能来源于运输成本的节省,并在宏观上表现为资本积累的一种形式。逻辑推演认为地理区位因素导致的运输成本差异影响区域地租水平及资本积累率,并将影响区域长期产出均衡水平。基于逻辑推演文章构造并还原了各省单位产出运输费用,即运输费用占GDP比重。在此基础上实证检验发现:(1)运输成本占GDP比重与地租占GDP比重之间存在显著的负向关系;(2)运输成本占GDP比重与区域资本积累率之间存在显著的负向关系;(3)地租占GDP比重与区域资本积累率之间存在显著的正向关系;(4)运输成本占GDP比重与GDP增长率之间存在显著负向关系;(5)地租占GDP比重与GDP增长率之间存在显著正向关系。一个地区离市场越远、单位产出运输成本负担越高、单位产出地租水平越低,则资本积累率也可能越低,并影响区域长期经济增长水平。 This paper re-examines the nature of land rents. On the micro level, land rents may come from savings in transportation costs, and appear as a form of capital accumulation on a macro level. Logical deduction assumes that the difference in transportation costs caused by geographic location factors will affect the level of regional rent and the rate of capital accumulation, and will affect the equilibrium level of regional long-term output. Based on the logic deduction, this paper constructs and restores the output transportation costs of each provincial unit, that is, the transportation cost accounts for the proportion of GDP. Based on this empirical test, it is found that:(1) There is a significant negative relationship between the ratio of transport cost to GDP and the share of land rent to GDP;(2) There is a significant negative relationship between transport cost as a share of GDP and regional capital accumulation rate;(3) There is a significant positive relationship between land rent as a percentage of GDP and regional capital accumulation rate;(4) There is a significant negative relationship between transport cost as a proportion of GDP and GDP growth;(5) Land rent as a share of GDP There is a significant positive relationship with the GDP growth rate. The farther a region is from the market, the higher the cost per unit of output transport costs, and the lower the level of rent per unit of output, the lower the rate of capital accumulation and the long-term economic growth in the region.
