摘要
从财富效应、人力资本投资效应、农业劳动力转移效应三个方面分析了房价上涨对城乡收入差距的影响机制,并基于2002—2016年中国31个省份的面板数据,使用空间计量模型检验房价上涨对城乡收入差距的影响。实证结果显示:房价上涨显著地拉大了城乡收入差距,但忽略空间因素会低估房价上涨的城乡收入差距扩大效应;房价上涨拉大城乡收入差距的直接原因是,房价的上涨提高了城镇居民的收入、降低了农村居民的收入;城乡人力资本投资差距扩大和农业劳动力转移率下降是房价上涨拉大城乡收入差距的重要渠道。因此,应将房价调控在合理范围、积极推进乡村振兴战略、实施城乡基本公共服务均等化政策,以降低城乡收入差距、维护社会的稳定和公平。
The impact of housing prices on the urban-rural income gap is analyzed from three aspects of wealth effect,labor capital investment effect and rural labor transfer effect.Based on the panel data of 31 provinces in China from 2002 to 2016,the effect of rising house prices on the urban-rural income gap is tested,using Spatial Econometric Model.The results show that the rise in house prices significantly widened the urban-rural income gap.However,ignoring the spatial factors would underestimate the widening effect of the rising income gap between urban and rural areas.The direct cause of widening the income gap between urban and rural areas by rising housing prices was that the rise in house prices raised the income of urban residents,reduced the income of rural residents,and thus widened the income gap between urban and rural areas as a whole.The widening of investment gap between urban and rural human capital and the decline of agricultural labor transfer rate were important channels that widened urban and rural income gap because of house price rising.Therefore,we should adjust housing prices in a reasonable range,actively promote the strategy of rural revitalization,and implement the policy of equalization of basic public services between urban and rural areas,so as to reduce the income gap between urban and rural areas and maintain social stability and fairness.
