城市竞争力与房地产业耦合协调发展的时空特征分析——基于我国35个大中型城市的实证研究 被引量:14

摘要 文章通过构建城市竞争力和房地产业两个系统的指标体系,从时间和空间两个维度实证分析中国35个大中城市2000-2015年城市竞争力、房地产业综合发展水平以及两者耦合协调发展状况。研究发现:整体来看,不论是城市竞争力还是房地产业的综合发展水平均在波动中上升,两者之间始终存在着较为显著的线性相关关系。2007年开始两者由房地产业发展滞后转向城市竞争力水平滞后。时变特征分析表明,城市竞争力与房地产业的耦合度表现出较高水平的平稳态势,两者之间关联性较强。耦合协调度始终维持在0.3~0.5之间,虽然两者耦合协同发展局面有所改善,但总体仍处于失调阶段。空间特征分析表明,一线城市的城市竞争力与房地产业的耦合度和耦合协调发展度要明显高于二线城市;二线东、中部城市的耦合协调度高于二线西部城市,尤其是2006年以来,二线城市的耦合协调发展度总体呈现"东高西低"逐级递减的发展态势。 This paper, by building the indicator syslem of urban competitiveness and real estate industry, empirically analyzes the urban competitiveness, the comprehensive development of real estate industry as well as the situation of the coupling and co- ordinated development between the two in 35 large and medium-sized cities in China from 2000 to 2015 from the two dimensions of time and space. The study finds that: Whether the urban competitiveness or the comprehensive development of real estate industry is rising in the fluctuations, there is always a significant linear correlation between them. And the situation changed from the development of real estate industry, lagging behind to the urban competitiveness lagging behind in 2007. The analysis of time- varying characteristics shows that the coupling degree between urban competitiveness and real estate industry presents a higher steady trend, which means that the con'elation between them is stronger. The coupling coordination degree is always maintained between 0.3 and 0.5. Although the coupling and coordinated development of the two has beeu improved, the overall situation is still in the disorder phase. The spatial characteristics analysis shows that the coupling degree and the coupling and coordinated development degree of urban competitiveness and real estate industry" in the filet-tier cities are significantly higher than those in the second-tier cities. The coupling coordination degree in the eastern and central second-tier cities is higher than that in the western second-tier cities. Especially since 2006, the coupling and coordinated development in the second-tier cities is generally showing a "East high West low" progressive decline trend.
