摘要
城市房地产价格与城市发展水平密切相关,城市基础设施完善程度是城市发展水平的重要体现。因此,房地产价格变动与城市基础设施建设情况密不可分。本文将城市基础设施作为影响房价的因素,通过对我国35个大中城市的交通设施、医疗设施、邮电通信、商业服务和教育设施等五个方面进行基础设施相关数据的搜集整理,用曲线回归分析方法研究二者间规律,得出城市基础设施与房价成正相关且契合二次回归函数的规律,五个一级影响因素中交通设施对房价的影响效果最明显,这些客观规律将对政策的制定起到一定的参考作用。当然,典型大中城市房地产价格随配套基础设施的完善而上涨的态势并不能说明是基础设施的建设催生了高房价,而应该理性地认识到正是由于我国城市配套基础设施的不完善加剧了城镇居民对稀缺资源的竞争程度。在城市配套基础设施达到一定的完善程度以后,居民对于市中心配套设施的竞争程度就会下降。
The price of urban real estate is closely related to the level of urban development,and the degree of urban infrastructure improvement is an important manifestation of urban development level.Therefore, changes in real estate prices and urban infrastructure construction are inseparable.In this paper, regarding the urban infrastructure as the factors that affect the price,through collection infrastructure-related data about transport facilities, medical facilities,post and telecommunications, business services and educational facilities of the 35 large and medium cities in China's. Study the law between the urban infrastructure and real estate prices by using the curve regression analysis method,to concluded that the urban infrastructure is positively related to the house price and consistent with the law of the quadratic function function, the influence of traffic facilities on house prices is the most obvious, and these objective laws will play a certain reference role to the formulation of policies.Of course, the typical large and medium cities in real estate prices with the improvement of supporting infrastructure and the rise of the situation does not mean that the construction of infrastructure has spawned high prices, but it's should be rational to realize that it is precisely because of China's urban infrastructure infrastructure is not perfect to exacerbate the urban residents of the scarcity of resources, the degree of competition.after the improvement of the supporting infrastructure in the city reaches a certain degree, downtown residents to supporting facilities of the competition will fall.
