合肥市地价的空间格局与影响因素研究 被引量:19

摘要 基于微观影响因素的视角,分别对合肥市的居住、商业和办公三类用地地价的空间格局、空间异质性进行空间插值和回归分析。研究发现:1用地性质不同,其地价的空间格局也不同。2居住地价呈现出多中心的空间结构,地价峰值区以城市老城区、天鹅湖及滨湖塘西河公园为中心呈现圈层式梯度扩散。商业地价有明显的功能分区,区位依然是影响商业发展的关键因素,商业地价的空间分布具有较高的向心性。办公地价的空间布局具有显著的空间依赖性,集聚经济在办公用地的开发过程中发挥着重要作用。3因用地性质差异,各类地价空间格局的影响因素也有所不同,但容积率对三类地价都存在显著影响。4建立地价与城市规划之间的互动关系,尤其是城市及片区的控制性详细规划编制,对容积率、宗地面积等因素进行合理的赋值,能有效地发挥出土地的使用价值。 The spatial pattern of urban land price is the embodiment of the location function of land price. At the same time, it is closely related with the urban land use pattern, facilities, development policies and other factors. The spatial distribution characteristics of land price in Hefei are studied in this paper. Based on the microscopic influence factors, the spatial pattern and spatial heterogeneity of three kinds of land price, namely residential, commercial and office are analyzed by interpolation and regression analysis. The study found that:(1) The spatial pattern of land price differs because the nature of land is different.(2) The residential land price shows a multi- center spatial structure, and the old city, Swan Lake and Tangxi River Park, as the land price peak area, presents spatial gradient diffusion. The commercial land price has obvious function partition, and the location is still the key factor that affects the development of business,with the spatial distribution of commercial land price has a high centrality. The spatial distribution of office land price has a significant spatial dependency, and agglomerated economy plays an important role in the development of office space.(3) Due to the difference in the nature of land use, the impact of various types of land price factors are also different, but the three types of land price are all significantly influenced by the floor area ratio.(4) Establishing the interactive relationship between land price and urban planning, especially determining the reasonable value of floor area ratio, parcel area and other factors by regulatory planning can effectively play the value of land use.
