摘要
本文介绍了英国建筑软着陆体系框架,与国内现行设计建造不同,其延伸了建筑的设计、施工、运行阶段的服务范畴和参与方,有助于项目平稳过渡,避免和减少不必要的设计、施工变更。结合英国建筑软着陆体系的特点,本文重点分析了该体系中的建筑使用后评估方法,包括:后评估的阶段和重点内容、设计能耗计算方法、运行能耗评估方法以及后评估的成本费用。重点关注建筑运行效果,并考虑使用者用能行为的干扰因素,通过运行阶段后评估提供项目节能降耗的改进方案。文中通过选取一个英国典型住宅建筑案例开展后评估分析,展示了后评估要点和节能效果。本文重点展示了英国建筑软着陆体系中后评估的精髓要义和实操重点,为我国绿色建筑开展后评估提供了有益参考。
This paper introduces the UK soft landing framework, which is different to current design and construction procedures in China. It extends the scope and participants of design,construction and maintenance,helps to achieve smooth handover,aiming to reduce unnecessary design and construction alterations. Considering the characteristics of the frame work,this paper concentrates on the methodology of Post Occupation Evaluation( POE),including POE stages and main contents,calculation method for energy usage in design,calculation for in use energy and the cost for POE. The main focuses operating energy efficiency including the impact of user 's behavior,and offers improvement solutions to reduce energy use via POE. It selects a typical residential house for POE analysis to show the main focuses and impact on energy savings. This paper summarizes the core essence and practical operation attentions of UK soft landing frame work,providing useful reference to carry out POE for green buildings in China.
