摘要
目前,在建设项目全寿命周期管理过程中实现对建筑设施相关信息的有效利用是提高工程项目管理效率、提升建筑设施管理水平的关键问题。根据我国建筑设施管理的特点和实际需求,本文基于BIM技术和全寿命周期管理理论,提出了现代建筑设施管理的内容,对建筑设施信息进行了分类、赋值和提取,并在Access平台下对建筑设施管理过程中设施信息的查询、定位及经济分析等功能进行了系统开发实践。最后结合Revit建模软件和Access数据库进行了案例的模拟分析,通过对Access数据库的二次开发,实现了在运营维护阶段,基于BIM技术的高效、集成化的建筑设施管理,并展望了基于BIM云的建筑设施管理模式。
At present, realizing the use of effective information related to building facility management in the life cycle of construction management is the urgent problem to improve the efficiency and the level of building facilities management. According to the characteristics and actual demand of facility management in our country, and on the base of BIM technique and life cycle management theory, this paper puts forward the content of the modern building facility management and studies the definition, information classification, assignment, information extraction and realize information query, location, economic analysis of building facilities through developing building facility management system in Access. Through the simulation analysis of a case and with the help of Revit software and Access database, the system realizes the efficiency and integration of facility management through the secondary development of the database in the operation phrase, and prospects a new model of building facility management based on BIM cloud.
