摘要
近几年来,在房地产业繁荣发展的同时,中国工业却呈现衰退之势。房价上涨对于工业发展存在吸附效应、抵押担保效应和成本效应,其最终结果取决于三种效应的合力。利用1999-2012年的省级面板数据实证研究中国房价上涨对工业的综合影响,结果显示,我国整体房价上涨对于工业存在挤出效应;在考虑到地区差异后,东部地区房价上涨对于工业存在挤出效应,中西部地区房价上涨对工业存在正向影响。
In recent years, while the real estate industry booms, industry especially manufacture industry has declined in China. The article describes in detail how housing price influences industry development through collateral effect, adsorption effect and cost effect. The final result depends on the three effects. Based on panel data during 1999--2012, we find that the rise of housing price leads to industrial recession. Furthermore, we find that the rise of housing price leads to industrial recession in the eastern regions, but has no influence in the central and western regions.
