摘要
目前,国内大中城市正掀起轨道建设高潮,但轨道建设和运营耗资巨大,且国内轨道TOD开发成功经验较少,如何保障轨道交通可持续发展是众多城市面临的难题。梳理轨道交通可持续发展内涵,提出"TOD理念实现城市发展可持续"和"经营城市理念实现经济效益可持续"的策略。以佛山轨道2号线为例,提出"轨道引导以优化用地规划、盘活用地以带动城市发展、物业开发以反哺轨道建设和运营"三大核心策略推动轨道交通可持续发展。
Recently, large and medium cities in China are in the peak period of constructing railways; however, suffering a huge amount of cost on railway constructing and operating and lacking of successful experience on domestic railway TOD cases, many cities face the questions of how to guarantee a sustainable development of the rail transit. This paper listed the connotation of rail transit sustainable development, suggested strategies that TOD implements urban sustainable development and city management implements sustainable economic benefits. Take Foshan subway Line 2 as an example, this paper proposed three key strategies--rail-oriented to optimize land use plan, vitalizing land use to promote urban development, and developing retails to support rail construction and operation, in order to promote sustainable development on rail transit.
