摘要
通过主成分分析方法分析影响安徽省房价的各因素之间的相互关系,将众多影响房价的因素简化为几个少数的且相互之间不存在多重共线性的经济因素,构建安徽省房价经济预测模型,分析影响安徽省房价的具体经济因素指标,针对建立的经济模型分析说明经济因素对安徽省房价的影响程度。研究表明:对安徽省房价上涨具有正向推动作用的有安徽生产总值GDP,各种价格总指数,城镇居民家庭人均可支配收入,货币供应量,国内旅游经济指标;负方向变动的是美元兑人民币的汇率水平。
This paper analyzes the interrelationship among the factors that affect the housing price in Anhui by the principal component analysis method. The many factors that affect the housing price can be simplified to a few economic factors that are on non-mutually multi-collinearity. This paper builds up the economic forecasting model to analyze the specific economic index system that affects the housing price in Anhui. And with the model how the housing price in Anhui is affected by the economic factors is analyzed. Studies have shown that the housing price in Anhui has been positively promoted by Anhui GDP, the overall price index, the average disposable income of urban residents, the amount of money supply, the domestic tourism economic indicators and the changes of USD dollar exchange rate with Renminbi in the negative direction.
