摘要
通过整理2017年~2018年海南省限购政策措施,利用断点回归模型主要研究海口、三亚两个城市新建商品住宅和二手住宅90平米及以下、90~144平米、144平米以上不同的建筑面积下在2018年4月全岛限购前后房价的变化。对估计结果进行稳健性检验,检验不同核函数的断点回归结果、协变量在断点处是否连续等,得出结论:自限购令实施以来,抑制了房地产价格过快上涨,但市场成交价整体稳中有升。
Through collating the policies and measures of limiting purchase in Hainan from 2017 to 2018,this paper uses the breakpoint regression model to study the changes of house price before and after the purchase restriction in the whole island in April 2018 in the cities of Haikou and Sanya,where the house price is 90 square meters or less,90~144 square meters or more than 144 square meters and the house price is 90 square meters or less,90~144 square meters or more.Then,carries out a robust test to verify the breakpoint regression results of different kernel functions and whether the covariates are continuous at the breakpoint.Finally,concludes that the excessive rise of real estate prices has been restrained since the implementation of purchase restriction orders,however,the overall stability of market prices rose,a large decline in market turnover.
