摘要
城市轨道建设不仅可以改善城市交通状况,丰富人们的出行选择,还能极大促地进沿线房地产行业的发展。以广州地铁13号线为例,通过构建半对数Hedonic模型,选取建筑、区位、邻里特征三大类共12个变量纳入模型,实证分析地铁对沿线住宅价格的影响因素。模型结果显示:物业费对住宅价格具有正向影响;住宅距广州市中心距离是影响住宅价格的首要区位因素;地铁修建会给沿线1000m范围住宅带来价格增值,在0-1000m内呈现先升后降趋势,在200-400m内,增值比例最高。
Take Guangzhou Metro line 13 as an example, collect 35 samples as analysis object, and takes three factors belongs to the housing, neighborhood and location characters inside the Semilogarithmic Hedonic Price Model to analyses the impact of Metro on the residential housing. Result point that the property management fees show positive relationship with the prices; The primary role of house price is the distance from house to the center district within 1000m range from metro stations;the distance from house to metro station show a increment trend in house price,the trend first up and then down range from 0'to 1000m,and the region between 200 to 400m has the highest increment trend.
