摘要
随着城市化进程的加快,城市轨道交通的建设已经进入高速发展期,我国的许多城市都已经开始了城市轨道交通的建设。城市轨道交通在拥有显而易见的优势的同时,建设资金大、运营成本高、建设周期长等特点也严重制约了其发展。文章通过借助特征价格模型分析长沙地铁1号线一期对周边住宅房地产价值的影响来突显轨道交通对周边房地产的巨大正外部性效益,进而引出建立有效的外部性效益还原机制的必要性。
With increasingly fast urbanization, urban rail transit construction has entered a period of rapid development, and many cities in China have already started the construction of urban rail transit.Although urban rail transit has obvious advantages, large construction capital, high operating costs and long construction period also seriously hamper its development.By using hedonic price model to dis- cover the impact of Changsha No. 1 Subway Line on the surrounding residential real estate values, this paper highlights the positive external benefit of rail traffic on the surrounding property,then draws out the necessity of building effective external benefit reduction mechanism.
